Credit history and scores are a critical factor in obtaining a home loan, coupled with income and downpayment. Credit scores and application data is fed to a program that filters, computes and underwrites the file so that lenders can process them efficiently. A program does not know about your mitigating factors that affected your scores last year, so it is pretty important to be on top of some of the factors that affect our credit scores.
